Three-Elevator Rehabilitation & Waterproofing at Tondo Medical Center

Targeted rehabilitation of two passenger elevators and one service/cargo elevator, addressing elevator-pit water intrusion, aging components and worn cabin and landing finishes.

Project overview

Rehabilitation Built Around the Actual Condition of the Elevators

Tondo Medical Center required rehabilitation works for three existing elevators consisting of two passenger elevators and one service/cargo elevator.

The project involved more than cosmetic refurbishment.

Inspection and site conditions identified several areas requiring attention, including water entering the elevator shaft and accumulating in the elevator pits during heavy rain, worn or defective electrical and mechanical components, aging backup batteries, damaged or deteriorated fixtures, ventilation components and cabin finishes.

Rather than treating these concerns individually, ElevPh Builders Corporation carried out a coordinated rehabilitation scope addressing the elevator pits, selected operating components and the passenger-facing condition of the elevators.

The objective was to restore the affected systems and finishes while retaining the existing elevator installation where appropriate.

Observed site condition

The Main Challenge: Water Entering the Elevator Pits

One of the most significant site conditions was water intrusion into the elevator shafts.

During rainfall, water could enter the shaft areas and accumulate at pit level. This required attention before the rehabilitation could be considered complete because the elevator pit contains mechanical and electrical equipment that should not remain exposed to recurring standing water.

Waterproofing works were carried out to address the observed water intrusion and protect the rehabilitated pit areas.

Condition-based scope

A Targeted Rehabilitation Approach

The existing elevators did not require indiscriminate replacement of every component. The scope was developed around verified condition and approved rehabilitation requirements.

01

Functional Components

Replacement or corrective work for selected elevator components affecting normal operation and reliability.

02

Water Intrusion & Pit Condition

Waterproofing and protective rehabilitation of the affected elevator pit areas.

03

Cabin & Landing Refurbishment

Restoration of worn finishes and replacement of selected cabin fixtures and flooring.

Approved corrective scope

Selected Component Replacement

As part of the rehabilitation, ElevPh replaced or renewed selected components based on the approved project scope.

  • Automatic Rescue Device (ARD) batteries
  • Elevator leveling sensors
  • Governor-related pulley component
  • Defective cabin lighting
  • Specified elevator pushbuttons
  • Cabin ventilation fan assemblies
  • Associated minor electrical or fitting components required for the approved rehabilitation work

Emergency backup equipment

ARD Backup Battery Replacement

The existing Automatic Rescue Device battery set was replaced as part of the rehabilitation scope. The ARD battery system provides stored electrical power required by the elevator's emergency rescue arrangement when applicable to the installed system.

Leveling Sensors & Elevator Fixtures

Selected leveling sensors were replaced to address the approved rehabilitation requirements. Specified elevator pushbuttons and call fixtures were also renewed where replacement was required.

Cabin equipment

Cabin Ventilation Fan Replacement

The cabin ventilation fan assemblies were replaced as part of the rehabilitation of the three elevators. This renewed aging cabin ventilation equipment while the existing elevator cabins were being refurbished.

Cabin and landing refurbishment

Restoring the Existing Elevator Interiors

The stainless-steel cabin surfaces and landing doors had accumulated dirt, marks and wear through continued use.

ElevPh carried out cleaning and buffing of the affected stainless-steel cabin and landing-door surfaces as part of the refurbishment.

The objective was to restore the existing finishes where they remained serviceable rather than replacing usable stainless-steel panels unnecessarily.

New Antibacterial Vinyl Flooring

The passenger elevator cabin flooring was renewed using new antibacterial vinyl flooring as part of the cabin refurbishment.

Service / cargo elevator

Service Elevator Floor Rehabilitation

Because the third unit serves as a service/cargo elevator, its flooring required a different treatment from the passenger elevator cabins.

The service elevator floor received a rubberized protective coating suited to the rehabilitation scope of that unit.

Completed result

Rehabilitation Without Unnecessary Full Replacement

The completed scope addressed both functional and physical conditions across the three existing elevators.

The rehabilitation included pit waterproofing, selected mechanical and electrical component replacement, ARD battery replacement, leveling sensors, elevator fixtures, cabin ventilation equipment and refurbishment of the elevator interiors and finishes.

The two passenger elevators received renewed cabin flooring, while the service/cargo elevator received a floor treatment appropriate to its operating application.

By assessing and rehabilitating the existing equipment rather than automatically replacing the complete elevator systems, the project demonstrates how an existing institutional elevator installation can be upgraded through a condition-based rehabilitation program.

Condition assessment

When Does an Existing Elevator Need Rehabilitation?

Many existing elevators do not immediately require complete replacement.

A rehabilitation assessment may be appropriate when a building is experiencing conditions such as recurring component failures, deteriorated fixtures, worn cabin finishes, aging backup equipment, water intrusion at pit level or difficulty maintaining selected existing components.

ElevPh evaluates the actual elevator condition before defining whether repair, rehabilitation, modernization or broader replacement should be recommended.

This information is general guidance. The appropriate scope requires technical inspection of the actual elevator and site.

Existing elevator assessment

Is Your Existing Elevator Showing Signs of Aging or Water Intrusion?

ElevPh Builders Corporation can inspect the existing installation and evaluate whether the appropriate next step is repair, rehabilitation, modernization or component replacement.
