Project overview

Preparing Existing Elevator Systems for Building Rehabilitation

The DFA Building Rehabilitation and Retrofitting project required the controlled dismantling of four existing elevator units before succeeding rehabilitation works could proceed.

ElevPh Builders Corporation carried out the elevator dismantling works for units PE1, PE4, SW1 and SW2.

Because elevator removal involves landing openings, shaft access, heavy assemblies and multiple mechanical and electrical components, the work required staged dismantling rather than uncontrolled demolition.

The project included work-area protection, controlled equipment removal and segregation of dismantled elevator components according to the approved scope.

Stage 1

Work-Area Protection & Landing Board-Up

Before and during dismantling, landing areas required protection from unrestricted access to the elevator shaft. Temporary board-up and work-area barriers were used where required to protect open elevator entrances and separate dismantling activities from surrounding construction areas.

Stage 2

Cabin & Elevator Component Removal

The existing elevator assemblies were dismantled progressively so that large components could be removed from the installation area in a controlled sequence.

Stage 3

Controlled Work Inside the Elevator Shaft

Dismantling also required controlled access to components within the elevator shaft. Personnel worked from the existing elevator assembly and approved work positions while dismantling components according to the planned sequence.

Stage 4

Removal of Large Elevator Assemblies

Large elevator assemblies required careful handling to move them out of the existing installation and surrounding work area.

Stage 5

Mechanical Equipment Dismantling

The project also involved dismantling and removal of existing elevator machinery and associated equipment according to the approved project scope.

Stage 6

Component Staging & Work-Area Control

As dismantling progressed, removed components were staged and segregated within controlled work areas before turnover or subsequent handling according to project requirements.

Project result

Four Elevator Units Dismantled for the Rehabilitation Program

ElevPh completed the approved dismantling works for four existing elevator units as part of the DFA Building Rehabilitation and Retrofitting project.

The work demonstrated a staged approach to elevator removal involving landing protection, controlled dismantling, shaft access, mechanical equipment removal and component staging.

The project illustrates ElevPh's capability to support larger building rehabilitation and elevator replacement programs where existing elevator systems must first be safely and systematically removed before succeeding works.

ElevPh's documented scope covered the elevator dismantling portion of the project, not the complete building rehabilitation.

Why Elevator Dismantling Requires Planning

Removing an old elevator is different from ordinary demolition.

The work may involve multiple floors, open shaft entrances, heavy mechanical components, electrical equipment and restricted building access.

A site inspection allows the dismantling sequence, access requirements, temporary protection and material-handling method to be planned around the actual building and elevator condition.
